Repair, Renovation, and Remediation of Existing Structures
Presented by Mr. Steve Schilder with SMS Engineering

ABSTRACT: Many older structures require extensive remediation or repair to extend their useful life. Frequently, the cost benefits of repair versus tear down and replacement must be compared. Many older structures also have a limited useful service life so the cost of repairs cannot exceed the return on investment.

Typically, an investigation for repair options also involves and determination of the cause of damages. Most frequently the damages to existing buildings are due to moisture and impact. Damaged materials range from structural steel to concrete decks, to concrete tilt walls, to wood. Methods for temporary supports during repair must also be designed and constructed. Other older and existing structures are re-purposed and require extensive modifications to the existing structure.

BIOSteve is the owner of SMS Engineering (SMSE) in Katy Texas and a native Houstonian. He has been working in the construction and engineering fields since high school. He has experience in all types of projects both as an engineer and builder ranging from residential, commercial, industrial, institutional, agricultural and government. Steve also has an extensive background in structural remediation and historical renovation. Steve’s unique background as both a structural design engineer and as a construction manager helps him provide common sense solutions to designs and construction issues. Steve received his bachelor’s degree in Architectural Engineering in 1978 from the University of Texas. This degree incorporated two years of architectural training as part of the dual degree (Engineering/Architecture) program. Steve’s primary areas of study in the ArchE program were structural analysis and building science/construction management. Steve is also a certified windstorm inspector in the state of Texas. Steve has been a member of the Foundation Performance Association (FPA) since 2008. He is currently on the FPA Board of Directors, has served as the President twice, and is the current Treasurer. Steve has served on multiple committees to advance the knowledge and understanding of structures and soils interactions. He has a broad range of professional memberships to stay abreast of technical advances.
